Quick Background of how the Real Estate Agency industry works
There are two sides to a real estate transaction which usually includes two real estate agents, the Sellers Agent and the Buyers Agent. Commission typically varies between 5% and 7% of the property's total selling price in urban areas and as high as 10% in rural and vacation areas. How it Works

  1. Add the enclosed “Brokers and Agents Protected” sticker to your supplied lawn sign. This is the real estate term that indicates you are co-operating with buyer agents and willing to pay commission.
  2. On our web site check off the box “I want to co-operate with buyers agents” and fill in the commission amount you are willing to pay. 2.5% is now standard in most places. This puts you on a level playing ground with everyone else. 3% gets more attention. 3.5% and 4% will put you at the top of the list for showings from almost all agents. This will get their attention! Commissions of 2% are not common either but of course the more commission you are willing to pay, the more it will be shown by agents.
  3. A weekly email is sent to real estate agents in your area. In this email we will notifying them of your property listing as well as the commission you are willing to pay a buyer's agent.
  4. DO NOT sign a listing agreement with an agent. Use the documentation provided on our website. The document is called - Brokers and Agents Protected Agreement. This document protects agents from having Sellers steal their clients as well ensures that they will receive their commission if they sell the property. It protects the Seller from entering into a listing agreement they cannot get out of. Sellers will only pay the commission they want for the sale of their property.

What you have done is eliminated the need for an expensive Listing Agent who usually charges 6% to list your property on the MLS. The Listing Agent pockets half of the 6% commission while adding no value to the sales process.
