Sales Flyers with Contact Tear-Offs - Just hit print and print as many sales flyers as you would like in color or black and white. Put them up at work, the grocery store, Laundromat, on posts, put them everywhere. Print as many as you would like. They are all setup and display information you have included about your property.

Feature Sheets - Print as many Feature Sheets as you would like to hand out to prospective buyers. Feature sheets have all the information buyers need to make an informed buying decision - including tax and operational costs. You should run some local print ads as well...

You should run advertisements in local newspapers. Depending on where you live and the size of your city, you will have to set a reasonable budget based on advertising costs. A good advertising budget could be one half of one percent of your asking price or .005 x asking price. A $400,000 property should have a $2000 advertising budget. ($400,000 x .005=$2000). You may also spend less. Even with this budget, if you sell your house for the $400,000, you would have saved over $21,601 before taxes. (6% x $400,000 = $24,000 real estate commission VS. $399 for HomeSellerPak + $2000 advertising = $2399). Find the best papers locally to place an advertisement in including your local daily paper, daily metro paper, local community newspaper or local shopper. Spread your money and your message around by placing your advertisements in as many quality publications as you can. Aim for the Friday, Saturday or Sunday editions and include a photo wherever you possible.
