Your property will sell for what the market will bear, not whether a real estate agent or you yourself sell it.
Buyers want your house or property. Yes everyone wants a deal, but it does not mean a seller has to give one. Do you think a real buyer will pay more for the house across the street because it is for sale by an agent? NO. A buyer will compare both properties, decide on which property has the best features and benefits for them, then will make an offer to one or both. The seller is always in the drivers' seat to either accept or reject any offer.
There are a lot of false and or misleading articles and information out there today, especially on the web, that try to make the general public believe properties sold by real estate agents sell for more money. That is not the case at all. Actual statistics show homes sold by the owner fetched the same or in many cases more money then similar properties in the exact same area.
Those in the real estate industry, and those that benefit from the huge fees generated by the industry, protect themselves by publishing information that is false, misleading or just wrong regarding the sale of FSBO's. They don't make any money if you don't list your home with them. It's a huge business. A $400,000 home fetches $24,000 in commissions.
Much of the information gathered on FSBO home sales is incorrect as there is no way for the real estate associations to gather statistics because it is private information and not reported in one place, unlike the information on the real estate industry's MLS system.
Talk to people who sold FSBO in your neighborhood or people who sold on FSBO sites like www.sellerpak.com. Ask them what they got. Did they get as much as other homes? Did they get more? Would they do it again?
You'll find the real story is that they got what the area was selling for, in some cases they got more because they were able to tell the story behind the house better because they live there. They will tell you they saved the commission and they are proud of themselves and they would do it again because it was easy.
Your house or property will sell for what that market dictates. (see - sell in any market) The final amount will depend on the number of buyers, the real estate market cycle at the time you are selling and the marketing of the property. You can do it yourself. Don't let intimidation get in your way of saving thousands of dollars on the sale of your home. Get your information here and get selling!
